We often refer to both new home shoppers and new home buyers, and to new home models. Why make the distinction between shoppers and buyers – and how are lots considered in relation to models?
Shoppers and buyers are both interested in buying a new home but their focuses are different. The shopper is still in the ‘just looking’ stage while the buyer is committed, or ready to commit, to a model and a lot. This is rather obvious to a sales agent but why does the Home Personalizer™ software care about the difference?
Home shopper access
One of the core benefits of Home Personalizer™ is home shopper access to all the options and selections available for a model, not just those highlighted in the on-site, standing models. Shoppers can explore all the details and personalization potential of the model on the website without logging in or being in a purchase contract.
Along with model access, home shoppers also get access to real time lots information which can include construction stage and cutoff dates for each option in a house that is under construction.
Although shoppers cannot click into the lots that have been sold, they can see the list of sold lots along with lots for sale.
Home buyer access
Home buyers are given log in information and can select and save options on their lot. They can see the cutoff dates and the lock status of every option individually which encourages them to make timely decisions for remaining selections.
Although an option may be locked, home buyers can still see what other options are available for the locked item. The options management staff can lock or unlock each option as needed. Home buyers may also be presented with rework estimates for locked options if the stage of construction allows for it.
In HomePersonalizer™ models and their options are viewable by everyone without any log in. When options are selected in a model, they can be saved if a user creates a shopper log in. Without a log in, options are saved for the duration of the web session. Note that even in-contract buyers can click through the models and see options that may have been locked on their lot.
Lots under construction
Serious home shoppers want to see what is under construction now and what options have already been selected on a lot.
Two important points to consider with lots under construction are real time status and what remains unselected. By using Home Personalizer™ lot status information on your website, shoppers can immediately see the cutoff categories and the cutoff dates for those categories without even clicking into the lots.
However, when shoppers need even more detail, a feature by feature and option by option click through on a lot can display cutoff dates and cutoff descriptions for each option individually. This allows the builder to set cutoff dates based on the actual option and override the cutoff date for a construction phase or activity.
Only buyers in contract can make and save selections on a lot, their own, under construction. Shoppers can only select options in models at this time. Additional features are planned to allow shoppers to appear to select options in lots under construction and even save those selections. Shoppers making personalization decisions on a lot offered under construction feel more like buyers.
